Coulter Engineers was established in 1970 with its key employees bringing over 135 years of combined design and construction experience to the organization. We are proficient in and maintain the latest three-dimensional modeling capabilities with AutoDesk Navisworks, Prolong Construction Management, and Accubid Estimating software.

We are members of DBIA (Design Build Institute of America), NSPE (National Society of Professional Engineers), SAVE (Society for Advancement of Value Engineering), IEE (Institute of Electrical and Electronic Engineers), IES (Illuminating Engineering Society), and NCEES (National Council of Examiners for Engineering and Surveying).

What is value engineering (VE)?
VE is generally regarded to be a formal review of a present design to discover latent design issues and offer modified cost effective methods to achieve the same objective.
As your VE consultant, we would identify options in programs, systems, materials, and techniques that would provide you with the needed cost-cutting alternatives to meet your budget.
Value engineering can provide not only major cost savings but reduce construction time and, in some cases, overcome unforeseen site conditions.
In most cases, when there is a dollar problem, the construction manager asks the two or three lowest sub contractors to provide them with suggested savings.
In the electrical division, these center around scope changes, using less costly fixture substitutions, changing the wiring method from conduit to cable, relaxing the specification demands, using less costly panels such as bolted breakers to plug-in, deleting concrete envelopes, etc.
These mundane ideas normally reduce bid prices approximate 5-7 %.
Have you ever had to abandon a project because the cost to build didn't justify the risks, returns and effort?
Was there a development that needed several revisions to the plans and still, you had to spend more than you expected increasing the risk to reward percentage?
Now, you have the opportunity to receive consulting advice on the mechanical, electrical and plumbing (MEP) segment without any expense until you are assured that savings are in the offing.
You have nothing to lose and so much to gain.
How many times have you had to re-design a project because the costs exceeded the budget allowance for MEP trades?
Did you reluctantly have to ask for input from "friendly" sub-contractors in these three skills?
Were you given VE suggestions from construction managers that brought in their own sub-contractors to "shave" the job?
All of this requires extra time and effort which is not included in your original proposal.
In some cases, you are pressured to make design changes by a disturbed and annoyed client that you would ordinarily not do.
Have you ever lost a job because you couldn't meet some other contractor's estimate?
Have you ever had to "walk away" from a project because you and your sub-contractor's weren't able to VE the job at or below the required estimate?
Whenever you prepare a bid, you spend large sums of money and time and without the proper tools you are at an extreme disadvantage.
You now have the opportunity to seek advice from an organization with over 40+ years of know-how in construction and engineering and best of all, you are not obligated for any costs unless you are helped.
