Leavitt Associates
We exist to help universities, institutions, real estate owners, architects and contractors make informed decisions when they design, build, repair, or renovate building exteriors. We have worked with Leavitt associates for over 10 years, tapping into their very deep experience and knowledge. If you own, are planning to buy, or are planning to renovate a historic building, get accurate information about the existing condition of the building.

If you find yourself in a dispute involving leakage or alleged design or construction defects, you may benefit from our help. Contact us for more information. We meet with owners, facilities managers, construction managers, architects, and other parties to the building process to identify and address problems in advance. We prepare construction document packages in association with other design professionals, or as the principal architect.
Services
Jonathan Leavitt, AIA has specialized in investigating and solving building technology problems for over fifteen years.
He holds a degree in Structural Engineering from Princeton University, and a Masters in Architecture from Harvard.
Previous to founding his own practice, he was a Senior Engineer with the firm of Simpson Gumpertz & Heger.
Sheldon Leavitt, P.E., AIA, Founding Fellow of the National Academy of Forensic Engineers, Life Fellow of the American Society of Civil Engineers, and Fellow of the Architectural Engineering Institute of the ASCE, has over 50 years experience in civil and structural engineering and architecture.
We are problem-solvers.
Owners, Contractors, Architects, benefit from our involvement because we work to clarify the facts, develop reasonable alternative solutions, demonstrate the alternatives in ways that knowledgeable laymen can understand, and stay involved to implement the solutions as intended.
Field Investigation and Remediation - When you have a leak, or other problems, how do you find the real cause and the best fix?
We make "house calls".
Condition Assessment - If you own, are planning to buy, or are planning to renovate a historic building, get accurate information about the existing condition of the building.
If you have real problems - leakage, masonry cracking or deterioration, window or skylight leakage, fogging glass, condensation, mold growing on interior finishes, delamination or buckling of flooring - you shouldn't have to guess what's causing it.
You need to know the real causes, and compare options for repair, before you start spending money.
We get up onto the building and have a look for ourselves.
We water-test with spray racks to determine how and why the building leaks.
We make openings in the walls, where necessary, to observe the condition of concealed elements such as fasteners and flashings.
If you plan to buy or renovate a building, you are probably thinking about present and future repair and maintenance issues.
Less dependence on potentially interested parties such as contractors and suppliers for advice.
When Yale University set out to renovate this 19th Century dormitory, the sandstone exterior walls were delaminating in patches, the cast-stone window trim was spalling, and the ornamental penthouse structure had deteriorated to the point where pieces of masonry were in danger of falling to the ground below.
Sometimes, people with good intentions waste time and money trying solutions that do not work.
This can make the situation worse, not better.
We practice the art of winning people over to our side by presenting them with reliable facts, without giving in to unreasonable demands.
We have had repeated success in building credibility with hard-boiled skeptics.
Leavitt Associates was contacted to resolve a problem in a recently completed condominium.
After a long and arduous construction process, the last thing the owner, developer, and contractor wanted to think about was a construction problem.
