Services
J.R. Yago and Associates have been providing energy audits and field investigations on thousands of facilities since 1990, long before today's "green" movement even started.
Our over 20 years of experience has given us the opportunity to evaluate which energy saving programs and products are the most cost effective.
We have completed field investigations on over 22,000,000 square feet of commercial, institutional, and military facilities, representing hundreds of County, State and Federal Agencies.

Today's commercial and institutional facilities can be very complex and include central chiller plants, central boiler plants, central air handling units, rooftop packaged equipment, pumps, fire & smoke alarm systems, geothermal heat pumps, heat recovery systems, variable speed motor drives, and lighting controls.
As building systems have become more complex, it is no longer possible to provide these interaction controls using manual operation, and older pneumatic HVAC controls and manual switches have been replaced with building automation systems and direct digital controls (DDC).

Lighting in most commercial and institutional facilities are no longer controlled by manual wall switches.
Lighting can represent a major utility cost for these facilities and there are many technologies now available to significantly reduce these lighting system costs.
Older T-12 blue-white fluorescent office lighing was first replaced with higher efficiency compact fluorescent lamps (CFL), recessed halogen, and four-foot T-8 fluorescent tubes with electronic ballasts.
Now this lighting is started to be replaced with super efficient LED lighting products and more day lighting.

Although we normally provide this type of facility condition assessment for military facilities, it is an excellent program for anyone managing multiple buildings and campus type operations.
A site visit is completed for each building with specialists in each field of HVAC, lighting, electrical, and plumbing systems analysis.
The observed operation as well as the general condition and remaining useful life of each piece of equipment is noted.
Any critical or life-safety problems are reported immediately, with the remaining normal type maintenance and replacement issues ranked according to severity, cost, and energy saving benefit.

Energy Conservation Measures are usually part of any facility energy audit and are a listing of all recommended equipment and system renovations.
A brief description of the recommendation is provided, along with a budget cost estimate for the work and an estimate of the utility savings that would result if the renovation or equipment replacement was completed.
A photo is normally included with each measure to help identify the equipment or observed problem.
These measures are then ranked by their simple payback, which is defined as the estimated replacement cost divided by the estimated energy savings.
