We go to the site and conduct a visual inspection of the framing and/or foundation, usually spending 1-3 hours at the site.
How much we can determine about the structure depends upon how much of the framing and foundation is exposed, e.g., we can better evaluate a foundation and first-floor framing when the basement is unfinished.
Generally, we can see roof framing from the attic (unless it is finished); intermediate floor framing is almost always concealed and is, therefore, more difficult to evaluate, but we can usually make informed assumptions about it based on the roof and first floor framing, especially if there are obvious problems like sagging floors, openings out of true, cracked finishes, or fire damage.
