Services
Providing an indispensable service to builders and developers throughout the Metro Washington area, Land Design Pros was established in 1992.
Reliable Engineering and Surveying Services Land Design Pros uses the latest technology and information to offer clients the most accurate information possible.
Whether you're including GPS, designing a residential development, or need construction surveying, Land Design Pros' licensed surveyors and engineers will provide the land data and development plans you need.
Land Design Pros is a company dedicated to saving you money by correcting your flood zone, eliminating costly flood insurance premiums, and assisting you with a refund of the flood insurance premiums you have paid unnecessarily.
Since 1992 we have provided our services nationwide to homeowners, commercial property owners, property managers, homeowners associations, condominium associations, insurance agents, and real estate professionals.
Annually there are millions of dollars spent on flood insurance premiums on property that has never flooded, will never flood, and has never produced a claim against the premiums paid.
In situations where property owners think their property was inadvertently mapped in a Special Flood Hazard Area (SFHA) on a Flood Insurance Rate Map (FIRM), also known as a flood map, FEMA provides a process for the public to request a change in the flood zone designation for the property.
This request is known as a Letter of Map Change (LOMC).
A Property or Structure Built On Natural Ground and That Has Not Been Elevated By the Placement of Fill.
A LOMA establishes a property's location in relation to the Special Flood Hazard Area (SFHA).
A community's permit file must have an official record that shows new buildings and substantial improvements in all identified Special Flood Hazard Areas (SFHAs) are properly elevated.
This elevation information is needed to show compliance with the floodplain management ordinance.
FEMA encourages communities to use the Elevation Certificate developed by FEMA to fulfill this requirement since it also can be used by the property owner to obtain flood insurance.
Communities participating in the Community Rating System (CRS) are required to use the FEMA Elevation Certificate.
Has your structure already been issued a Non-Removal by Federal Emergency Management Agency (FEMA)?
Land Design Pros can help.
A Letter of Map Amendment (LOMA)-Non-Removal does not necessarily mean you have lost your battle to place accuracy with regard to your mandatory flood insurance requirement.
Land Design Pros offers non-removal assistance to those who have assumed there are no other options.
Land Design Pros will research any avenues that may apply to your individual situation.
Possible resolutions may include revisions or studies in your area, modifications to your structure or property or a Letter of Map Revision with Fill (if applicable).
